The new-home figures come from the Census Bureau's Characteristics of New Housing. The figures for existing homes come from the Energy Information Administration's 2024 Residential Energy Consumption Survey, which counts basements, conditioned attics and attached conditioned garages.
What counts as "medium": a house near 2,000 square feet sits in the middle, between the 1,845 square foot average for all homes and the 2,378 square foot average new build.
How house size has changed since 2015
The median new house shrank from 2,467 square feet in 2015 (Census Bureau) to 2,142 in 2025 (Census Bureau), 325 square feet smaller.
By decade built, homes from the 1950s through the 1980s average 1,661 to 1,725 square feet, against 2,109 for 2010 to 2019 (EIA).
Average square footage by number of bedrooms
The average 2 bedroom home in the US is 1,245 square feet, counting apartments and basements. A 3 bedroom home averages 1,914 square feet, based on EIA's survey of every occupied US home.

Why two houses of the same size list differently
Listed square footage depends on what gets counted, so check the method before you compare two homes or their price per square foot.
The Census counts a finished basement as floor area. Appraisers report it separately from gross living area; see does a basement count as square footage.
The Census leaves out garages, carports and porches. Converted garages are covered in does a garage count as square footage.
Under ANSI Z765, finished area needs a 7 foot ceiling. In a sloped room, at least half must reach 7 feet and no part under 5 feet counts. That ceiling rule is why a finished attic often counts for less than its floor area. Steps are in how to calculate square footage.
